ModernGate Home LLC exists because there is a gap between the homes people need to sell and the homes buyers are willing to take on. A house with an aging roof, a dated kitchen, or twenty years of deferred maintenance is a hard sell on the open market. Most buyers want to move in, not manage a renovation, and the ones who will take on that work usually want a steep discount for the trouble.

We sit in that gap. We buy the property as it stands — no repairs, no cleanout, no staging — and take on the work ourselves. For the seller, that turns a months-long project into a single decision. For the next owner, it turns a house that needed everything into one that needs nothing.

How we approach a renovation

Renovation is where a fix-and-flip company either earns its reputation or loses it. The temptation is to spend everything on what shows in photographs — countertops, paint, fixtures — and leave the expensive, invisible problems for whoever buys it next.

We work the other way around. Roof, structure, electrical, plumbing, and HVAC come first, because those are the things a homeowner cannot easily fix later and cannot see when they walk through. Once the house is sound, the visible work follows: kitchens, bathrooms, flooring, lighting, and the exterior. Licensed trades handle the work that calls for them, and permits are pulled where the scope requires it.

Who we work with

Most of the people we talk to are in one of a few situations: they inherited a property they don't want to manage, they're a landlord ready to be done, they're relocating on a deadline, or their home has been listed for a while without an offer. We also work regularly with agents and wholesalers who come across properties that need more work than their usual buyer wants.

On the other side of the transaction are the buyers of our finished homes — often first-time buyers who want the reassurance of new systems and documented work rather than a project waiting for them after closing.
