- Do I need to make repairs before selling to you?
- No. We buy homes in their current condition. You don't need to repair, clean out, or stage the property — anything you don't want to take with you can stay.
- What kinds of homes do you buy?
- Single-family homes that need work, including properties with deferred maintenance, dated kitchens and baths, aging systems, or damage. We also look at inherited properties, rentals a landlord is ready to exit, and homes that have already sat on the market without selling.
- How is your offer calculated?
- It comes down to two things: what comparable renovated homes in the area have recently sold for, and what it will cost to bring the property to that standard. We'll walk you through both so the number isn't a black box.
- How quickly can you close?
- It depends on the property and on what you need. Some sellers want out quickly; others need extra time to arrange their next move. Tell us your timeline and we'll work to it.
- Do I pay any fees or commissions?
- We buy directly, so there's no listing process and no agent commission on your side of the transaction. Ask us about closing costs for your specific situation so nothing is a surprise at the table.
- What if my home is in good shape?
- Tell us about it anyway. If selling directly isn't the best outcome for you, we'll say so — in some situations you'll do better listing it on the open market, and it costs you nothing to hear that.
- Do you sell finished homes to buyers?
- Yes. Every property we acquire is renovated and then sold. If you're looking for a move-in-ready home, contact us or opt in to text updates to hear about properties as they come to market.
- I'm an agent or wholesaler — can I bring you a deal?
- Please do. Send the address and the condition and you'll get a quick yes or no. Agents who bring us a property are welcome to represent us on the resale.
