Sell without repairs, cleanouts, or showings — we purchase the property in its current condition.

Not every home is ready for the open market, and not every seller wants to spend months and thousands of dollars getting it there. We purchase houses in their current condition, which means no repair list, no contractor bids, and no staging before a sale.

That includes properties that need significant work: deferred maintenance, dated systems, storm or water damage, or a home that has sat vacant. It also includes situations where speed matters more than squeezing out the last dollar — an inherited property, a relocation, a landlord exit, or a home that has already been on the market without an offer.

You leave behind what you don't want. We handle the cleanout, the repairs, and everything that comes after the sale closes.

Full-Home Renovation

Each property we acquire gets a complete renovation — structure and systems first, finishes second.

Once we own a property, it goes through a full renovation rather than a cosmetic refresh. We start with the parts of a house that a buyer cannot easily fix later: roof, structure, electrical, plumbing, and HVAC. Those decisions determine whether a home is genuinely sound or simply looks it.

From there the work moves to the spaces people actually live in — kitchens, bathrooms, flooring, paint, lighting, and curb appeal. The goal is a home that functions properly for the next owner for years, not one that photographs well and creates problems after closing.

Work is done with licensed trades where the job calls for it, and permitted where the scope requires a permit.

Buyers who want a finished home, not a project

Finished properties for buyers who want to move in without a project list waiting for them.

When a renovation is complete, the home goes on the market for buyers who would rather not take on a fixer-upper. The major systems have been addressed, the finishes are new, and the work is documented.

For a first-time buyer, that removes the hardest part of an older home: not knowing what is behind the walls or how long the furnace has left. For a buyer moving on a schedule, it means a home that is genuinely ready on closing day.

We work with agents and wholesalers who bring us off-market and distressed properties.

A good portion of the properties worth renovating never reach a public listing. We work with agents, wholesalers, and other investors who come across houses that need more work than their usual buyer wants to take on.

If you regularly see distressed or off-market inventory, we are a consistent buyer for the right property. Send the address and the condition and we'll tell you quickly whether it's a fit — a fast no is more useful to you than a slow maybe.

Agents who bring us a property are welcome to represent us on the resale.

    Call, email, or send the address through the contact form. We only need the basics to start: location, rough condition, and your timeline.

    We look at the property, the work it needs, and what comparable renovated homes in the area have sold for.

    You get an offer

    If it's a fit, we make an offer and walk you through how we arrived at the number. If it isn't, we tell you that directly rather than leaving you waiting.

    Close on your timeline

    Accept, and we work around your schedule — quickly if you need out, or later if you need time to arrange your next move.

    We take it from there

    The cleanout, the renovation, and the resale are ours to manage. Once you've closed, you're done.
